Aging Decks

Rear decks offer a convenient outdoor space to many of us. There are many ways to enjoy this space, a morning coffee, a meal with family and friends, or an escape from the day’s toils.
However, this also means that this cherished space is at the mercy of the Elements, a/k/a wind, rain, and ultraviolet or solar exposures. Over time, these exposures will deteriorate the deck components, eventually requiring replacement to resist moisture intrusions that lead to rot or damage from insect infestations. Typically, composite materials don’t require regular maintenance, resulting in lower related costs for those with annual budgets.
Generally, decks have an estimated lifespan of about 25 years. This estimate can be impacted by the quality of materials and frequency of exposure to those “elements” mentioned earlier. In addition, older decks may not comply with current building specifications. Over time, codes are changed to address conditions learned through experience or sometimes unfortunate events. Due diligence to maintain safe decks should include regular inspection of the deck components and prompt repair of deficiencies. Many locations recommend annual safety inspections for all deck structures that are 25 years old or more.
Also, complex decks or multiple structures associated with a homeowners association can be very costly to replace and may require modifications to comply with prevailing building codes.
