Residential Framing Material Options

When framing a wood floor system, be it a new construction or a renovation, there are several wood-based framing options that are worth considering. The three classifications at the industry’s top are conventional kiln dried lumber, Laminated Veneer Lumber (LVL), or I-joists.

These are all great options and can be employed in a large array of projects.

When comparing, cost kiln dried framing is the cheapest option available but also has some span limitations. Generally maxing out around 14 feet for the deepest widely available members when under typical residential loading.   For most projects kiln dried lumber floor systems will be the answer. However, there are alternatives worth considering in larger projects, more custom designs, or extensive retrofits.

At approximately 50% of the price per foot, I-Joists are also a great flooring option. I joists are stronger than conventional lumber and can cover much larger spans. I-Joists are also available in several strengths and depths ranging from 11 7/8″ to 24″ deep.   These increased options and longer spanning capabilities are great for open concept spaces where beams can be costly, and their required posts are unsightly and limiting to the design.

LVL members are less commonly considered for floor framing due to their larger price tags. LVL’s are engineered wood members and are therefore significantly stronger than their kiln dried counterparts. However, an LVL is typically about 150% more expensive per linear foot than kiln dried lumber. This can be a large price tag for a floor framing system but can be the solution in situations where lower-profile members are required over larger spans.
