Rooftop Patio Leak

By Nancy Nichols, P.E. | February 11, 2021

This rooftop patio had been leaking for years.  It had a concrete deck surfaced with DEX-O-TEX, which was a textured “rubber” membrane type product.  The DEX-O-TEX and miscellaneous patches were removed and a new two-part liquid membrane coating system was applied by Viking Roofing of Hollis, NH (www.vikingroofingnh.com).  The installed product consisted of Sikalastic RoofPro 20 with Sika Remat Premium reinforcement. The photo shown here was during the installation.  The final surface is gray-colored.  Dark rubber pavers (optional) were also installed.

Advantages of this new system included reuse of the concrete deck and insulation below it with minimal raising of the patio surface elevation.  The door threshold and scupper elevations were unaltered.  Removal of large volumes of refuse from this difficult-to-access location was not necessary.  Expert installation by Viking and inspection by Sikalastic representative satisfied the requirement for a 20-year warranty.  Now that there is Sika Remat Premium reinforcement installed, resurfacing in the distant future will require only cleaning and application of Sikalastic two-part liquid membrane coating.
