At Team Engineering, we offer property condition assessments for commercial property buyers and owners. These services, which some of our clients refer to as a building inspection, helps buyers to learn about the general condition of the property they are interested in purchasing. Likewise, owners may need a PCA to help with refinancing, getting insurance, or to prior to putting the property on the market.
While some home inspectors and other engineering firms may offer a similar service, we feel that ours is often better than what our competition can offer. For example, professional engineers will perform the inspection, which will meet ASTM requirements. We pride ourselves on offering a quick turnaround, and we also include a Repair/Replacement Spreadsheet along with our inspection report this lists the upcoming repairs and replacements that we feel should happen in the near future. Having an estimate of when and where these will take place is a great financial tool for the new property owner, and can help him or her budget for these projects.
In addition, we work hard at providing our clients with reports that are easy to read and understand, and for a price that is gentle on the wallet. For example, if a client’s budget doesn’t allow a complete assessment, we can perform evaluations in phases – like on the exterior only. Whenever possible, of course, our engineers prefer to take in consideration the entire property as a whole.
When we are able to look at the entire commercial building as a whole system—not just separate parts of the property. This approach allows us to provide the “remaining useful life” information about some of the major building systems and components. Our team also offers other needed services, including Phase 1 Environmental Site Assessments – a critical component of a complete PCA for anyone considering purchasing commercial real estate.
